Frequently asked questions.
Most owners have a general sense of value — they read the trade press, they follow local sales. What they do not have is the transaction flow. We are in front of buyers, sellers, lenders and appraisers constantly, and that gives us a read you cannot get from a listing sheet. We are happy to provide a no-cost evaluation of your property.
Take the time up front. We will give you a comprehensive due-diligence checklist — the more complete the information, the better and faster the marketing works.
The fee structure varies with each deal, because each marketing assignment is specific to the asset. We would rather sit down at your hotel, or wherever suits you, walk through your objectives, and then explain the programme and the proposed fee. There are no fees until we close.
No — other than in very unusual circumstances. Open listings get limited exposure, because brokers only contact the few prospects where they feel protected, and the property information is usually incomplete. Both of those things damage the sale. We owe our exclusive clients our full attention, and that is not something we can give an open listing.
