Hotel & Hospitality

Ontario-based hotel sales with national reach. Single assets and portfolios, flagged and independent — traded discreetly, and properly.

The practice

The personal touch the large houses do not give.

Available around the clock, focused on Ontario-based sales, and happy to co-operate with other brokers for one simple reason: it benefits the seller and it usually brings the best price for the asset.

Jake and Vincent run every hotel assignment together, with the consultants, financing and accounting people the deal needs.

The selling action plan
  • Confidentiality agreements and legal documents in place and executed — first, not last.
  • A boutique-style marketing package built for the asset.
  • Our local buyer network plus national and global reach.
  • Co-operating brokers worked with, not blocked out.
  • Personal tours on every showing — discreet or open.
  • The best deal negotiated, and the due-diligence period actively managed to close.

A number of our assets are never publicly listed. The current confidential inventory includes limited- and full-service properties, flagged and independent, from roughly 40 to 200 rooms — Ontario, the Maritimes and British Columbia.

Access is by request, under a confidentiality agreement. Tell us who you are and what you are looking for.

Owners ask us

Frequently asked questions.

Most owners have a general sense of value — they read the trade press, they follow local sales. What they do not have is the transaction flow. We are in front of buyers, sellers, lenders and appraisers constantly, and that gives us a read you cannot get from a listing sheet. We are happy to provide a no-cost evaluation of your property.

Take the time up front. We will give you a comprehensive due-diligence checklist — the more complete the information, the better and faster the marketing works.

The fee structure varies with each deal, because each marketing assignment is specific to the asset. We would rather sit down at your hotel, or wherever suits you, walk through your objectives, and then explain the programme and the proposed fee. There are no fees until we close.

No — other than in very unusual circumstances. Open listings get limited exposure, because brokers only contact the few prospects where they feel protected, and the property information is usually incomplete. Both of those things damage the sale. We owe our exclusive clients our full attention, and that is not something we can give an open listing.

Yes. Confidentiality agreements and the legal documents are in place and executed before information moves. Showings are discreet or open — your call, always.
